Following an initial presentation given by Dorrington, the key points are as follows:
· 3 Phase refurbishment & new build programme including:
· Demolition most of the garages and provision of new increased number of spaces
· External Refurbishment and upgrading of all houses and flats – new roofs, new external cladding, new windows which will lead to warmer homes at lower running costs
· Landscaping
· Building 4 new houses
· Creation of storage cabins
Phasing
- Works will be phased over the next 18/24 months
- Phase 1 will broadly entail parking improvements (Mar 2008 – May 2008)
- Phase 2 will be construction of four new houses (June 2008 – Mar 2009)
- Phase 3 will be improvements to the houses and flats to include re-roofing, new windows, new external cladding to deal with cracked render (as piloted at 8 Field View) - Re-decorate common parts to the blocks of flats including a door entry system – End 2009 – early 2010 - details to follow
General
- Dedicated parking areas in front of most of the houses
- New storage cabins
- A Vehicle and pedestrian gate at the site entrance was discussed but is to be reviewed as there may be complications for emergency vehicles and visitors
- Traffic speed management measures on estate road
- Drainage improvements
- Common Parts refurbishment in the flats to include door entry system
- Landscaping of external areas
- Notice has been served on garages 22 - 58 and vacant possession is to be given by – 17 March 2008. The doors will be taken off the garages so that they may be used for a short while after 17 March and before they are demolished.
- All possessions in the garages must be removed by 17 March 2008
- Any possession not removed, will be deemed to be abandoned and will be disposed of
- Dorrington will charge for disposal
- The occupants of garages 1-21 will be required to vacate by May and Notice will be served in due course
- Allocation of the retained garages will be given to existing tenants where these are already included in their tenancy
- Remainder of the garages will be allocated in due course – may give priority to flats
- We will be applying for planning consent to alter the external cladding on the flats and the houses in Derby Road to marry in with the new houses
- The area opposite 4,5 and 6 will be used for the contractors compound initially and then the area in front of the new houses on Derby Road will be used as well whilst the houses are being built
- There will some disruption – will try to keep this at a minimum
- Using a tried and trusted contractor – Grays Construction - experienced in working at Field View
- Working hours – 8am – 5pm Mon to Friday on existing houses and flats and new houses. Saturday 8am to 1pm on new houses only. No working on Sundays or Bank Holidays
- Review the options for motorcycle bay(s) and provision for bicycles
- May provide lock-up posts for some parking spaces
- Temporary additional spaces to be created in the areas in front of 8 – 10 Field View whilst the new parking spaces are created following demolition of the garages.
